Gateways Community
The Gateways Area includes much of South Merced (south of Highway 99) and southeast Merced, in the vicinity of Yosemite Parkway. Frontages along Highway 99 are also included. The Gateways Area has large areas of residential neighborhoods, and commercial arterials along Highway 140 (Yosemite Parkway) and Highway 59 (Martin Luther King, Jr. Way).

Merced Gateway, a 77-acre retail and residential development in southeast Merced, adjacent to Campus Parkway, is in the early stages of development. Plans include 17 retail stores, 10 restaurants, a movie theater and a fire station.
The area currently includes smaller neighborhood convenience and food stores, auto parts and repair, and the Merced County Environmental Health division. Merced County Fairgrounds is located on Martin Luther King Way.
Adjacent to the freeway is the largest concentration of motels in Merced, including Ramada, Express by Holiday Inn, Marriot Courtyard, Hampton Inn, Days Inn, Motel 6, Best Western and others. A number of fast food restaurants are found at freeway interchanges.
Opportunities in the Gateways community include sites suitable for development of community shopping centers such as grocery and drug stores, additional freeway-oriented businesses, and professional offices.
